Property Bordering Hernando Oaks Rezoned for 175 Townhome Units


The Board of County Commissioners (BOCC) voted 4-1 to approve a rezoning request for a 26-acre property along the north side of Powell Road, about 711 feet west of Broad Street. The petitioner, BBX Partners Inc., plans to build a fee-simple townhome community of 175 units.

The northern border of the property is just behind the treeline, approximately 300 feet from the nearest Hernando Oaks residence, and a fence will be installed along this border. It will be governed by an independent Homeowner’s Association (HOA) not affiliated with Hernando Oaks.

The former CPDP (Combined Planning Development Project) is now zoned to PDP(MF)/Planned Development Project (Multi-Family). The original Master Plan designated the parcel as a Village Center and was zoned to allow commercial and professional space, and 80 townhome units. The new development will only contain multi-family homes.

BBX’s original request was for 200 units; however, Commissioners had concerns about the density of the development. Commissioner John Allocco motioned to approve 175 units. Commissioner Jerry Campbell seconded the motion.

Commissioner Steve Champion was adamant against the approval, citing inconsistency with single-family residences in Hernando Oaks to the north and nearby residences on acreage.

The original Master Plan included shared roadways with Hernando Oaks. According to an attorney for Hernando Oaks, an agreement has been reached between the petitioner and Hernando Oaks that roadways will not be connected between the two developments.
