Trademark Property Company’s Lemmon Avenue development moves ahead


Dallas City Council recently moved forward a project that will reshape a large swath of Lemmon Avenue.

A multi-level apartment building will replace several fragmented retails buildings between Throckmorton and Reagan streets. The property is closed in by Bowser Avenue, along which there will be constructed a community-facing pocket park.

Fort Worth-based developer Trademark Property Co., which has a Dallas office, is leading the effort aiming for more pedestrian traffic through the highly trafficked corridor.

The project will include an amenity terrace about 20 feet above the entrance to the property and its leasing office on the corner of Lemmon Avenue and Reagan Street.

A ground-floor restaurant is planned for the retail space on the corner of Lemmon Avenue and Throckmorton Street.

The developer is working to preserve as many existing trees as possible in its overall design.

With zoning changes passed on May 22, there can now be a maximum of 416 housing units, including 5% of which will be microunits. There could also potentially be an affordable housing component.

The site at 3900 Lemmon Avenue has been owned by San Antonio grocer H-E-B since 2017 and was considered for a potential future store location.
