The time of the year has come around again, as valuation notices are being sent out to property owners in St. Louis County. Residents should be seeing those in the next week or shortly after. If they do not receive a notice, call the St. Louis County Office and they will make sure that information is provided.
Mary Garness, Public Records and Property Evaluation Director, from St. Louis County, spoke with us about the changes seen and trends noticed during this assessment period. The total value in the county was $28.3 billion, with the latest assessment cycle showing an increase of $1.6 billion. An increase of around 6%.
“We’re seeing things level off a bit, but there are still some substantial increases depending on where you live within the county,” Mary said. “But overall, residential and seasonal recreational is about a 17 percent increase. That’s not for everyone, though. It depends.”
She attributed it to new residential, commercial, and industrial projects that increased a 16% of total construction. The new construction helped reach a record for St. Louis County. “Which kind of helps soften and cushion taxes for residents because there truly is more to spread that burden across,” she said. “And that was over $300 billion this year, which is an all-time high for St. Louis County.”
New homeowners and construction
With the notices being delivered and the trend of property values increasing, barriers may be created to home entry. Mary explained to improve property value is dictated by the market, and the highest increases went to residential properties and cabins.
“What we are seeing so far, there’s less sales, which means there’s lower stock. Cost of construction are still pretty high. So, yeah, entering into that market can be challenging for folks,” Mary said.
The median of residential home value in the county was in the $240,000 range according to the assessment. If you have not got your valuation notice yet, you can expect it in the few next days.
