Rezoning of downtown-area property sought | Development

The LLC seemingly paid $1,125,000 for the three parcels in September 2017, according to Metro records.

The owners are seeking both a specific plan rezoning and a community plan amendment, approvals for which could yield zoning that would accommodate buildings with up to 1,636 apartment and/or condominium units, 409 hotel rooms and 40,900 square feet of retail and restaurant space.

The owners have submitted to the Metro Planning Department a multi-page document detailing the site and include Nashville-based Hawkins Partners (landscape architecture) and the local office of Raleigh-based Kimley Horn (land-planning and engineering).

The document notes the property was rezoned from industrial to office general in 2019, with the owners now feeling the site is not suitable for office usage and, as such, wanting an updated rezoning. Across the Cumberland River sits the southern segment of the East Bank, with the inner-interstate loop running near the site.

The team will go before the Metro Planning Commission on Dec. 8 to request the SP rezoning and the community plan amendment.

Roger Brown, an NCG partner, could not be reached for comment, and it is unclear if the owners have the property under contract to be sold to a development company.

The owners have enlisted Pete Greenfield, a principal with Nashville-based Equitable Property Co., to market the site. Existing warehouses on the property accommodate Hascall Steel Inc., Installed Building Products and Granite Empire.

The effort to have the property rezoned comes as Metro continues to consider — as part of its proposed overhaul of the East Bank — a multi-modal bridge that would span the river and connect the city’s east side with the Railyard District and South Nashville (read more here).
