CT home with nearly 60 acres, stunning view

Asked to choose the best feature of the Connecticut property he is representing Ryan De Lello of William Pitt Sotheby’s International Realty did not hesitate. “The view, it’s the view. It is simply stunning.”

Indeed, set on nearly 60 acres at 1669 Route 169 in Woodstock, with approximately 40 of those acres consisting of rolling hills and well maintained hay fields, it is hard to not be enthralled by the surrounding views and distant vistas. “The pictures don’t do it justice. You have to see it,” De Lello said.

These views, however, should not be allowed to distract from the house. “It’s been all updated,” De Lello said, who went on to note that the entry foyer sets the tone with an open stairway to the second floor and a direct path to the eat-in kitchen and living room area. The flooring is luxury vinyl, which promises easy care, good looks, and a long life. The entry foyer also connects to a hall leading to two first floor bedrooms and a home office.

It is the kitchen that promises to be the heart of the home. It is “a big, wide-open, eat-in kitchen,” De Lello said, with an island that could easily seat three or more people for snacks or informal meals. This island can also provide more workspace when entertaining. Large picture windows, used throughout the house, let in plenty of natural light while framing the beautiful sights of the surrounding countryside. After sunset, recessed lighting keeps the area bright. A sliding glass patio door in this area lets in more light and leads to a cozy deck.

“The majority of the main rooms in the house all share the same views of the rolling hills in the back,” De Lello said. “It’s really pretty.”

Included in the sale is a package of new kitchen appliances consisting of a gas range, range hood, refrigerator, and dishwasher. The home also comes with a washer and dryer for the laundry room and “…radiant heating in some areas, though most of the home uses modern radiators,” De Lello said. Summertime cooling uses a ductless heat pump system.

A hall connects the entry area to two bedrooms. The primary suite is the highlight, with its ample room, large closet and storage area, ready access to the home office, and a private bath utilizing a tub and shower. The second bedroom easily accesses a first floor laundry area and a second full bath.

The open stairs in the entry foyer lead to the family room on the second floor. This room is large, exceeding 600 square feet, open, and inviting. Its picture windows offer more views of the surrounding countryside while the room itself can be organized for a wide range of activities including children’s games, a home theater, table games, and seating for large or small gatherings. “The family room is the size of the kitchen, the living room, and the hallway, downstairs,” De Lello said.

The Interior looks new for a good reason. The current owners have redone the sheet rock, plumbing, electrical, and flooring throughout the entire house, De Lello said.

The property features several additional buildings, including a large barn, which has garage space. There are also a storage shed and an open stable building. “The barn is an open arts studio, which is how it is primarily used now,” De Lello said. “It’s been added to over the years, and the craftsmanship of the actual build is stunning,” he noted, before going on to say that the area is heated, for winter comfort. It has also been used as a woodworking shop in the past.

“It’s a huge area,” he said of the artist’s studio. “It’s actually bigger than the house, about 2,800 square feet.” The barn also has a loft area that increases the usable space and this building’s utility.

There are several large rocks on the property that are quite obvious, with pathways that allow for easy access after a short walk. “These are believed to be glacial rocks that were deposited a long time ago. They are actually bigger than they appear in the pictures and have a gravel area around them. The owner maintains a path to the bottom one, which has a beautiful view of all the rolling hills back there,” De Lello said.

On a practical note, a neighboring farm currently maintains the hay fields consisting of around 40 acres of open land. In addition, the septic system is oversized, allowing for expansion if the next owner wishes. There is also what De Lello described as a significant amount of road frontage, which may bolster the options for the next buyer.

Woodstock, which is located in the northeastern area of Connecticut, is a quiet rural town with a rich history that dates back to the mid-17th century.

While it is nestled in what is known as the “Quiet Corner” of the state, it is still a manageable distance from — and an easy drive to — Hartford, and it is only about 1.5 hours away from Boston. The area has numerous eateries and attractions. One travel writer noted that this part of Connecticut has beautiful scenery that is visible from just about any road in town. That, of course, includes the views from this house. “The scenery is really spectacular,” De Lello said.
