Board of Assessors to begin property re-appraisals in July


In a news release by the Habersham County Board of Assessors, beginning in July, a comprehensive county-wide re-appraisal will be conducted for the 2024-2025 tax year effective January 1, 2025.

This re-appraisal will include all property including but not limited to residential, commercial, industrial, agricultural, and vacant land. The process will comply with GA Code 560-11-10-09. It states, “All real property parcels should be physically inspected at least every three years to ascertain that property information records are current.”

The Board of County Commissioners has contracted McCormick & Associates of Gainesville, GA, to conduct this county-wide re-appraisal project. It will include

  1. On-Site Visit – field appraisers (with proper identification) will visit each property to validate improvements and other factors affecting the valuation.
  2. Analysis of Market Sales and Construction Costs – recent market sales and new construction costs will be evaluated to help determine fair market value for each property.
  3. Income Analysis – will be applied to income production properties to help determine fair market value

The Board of Assessors want to remind everyone that the Tax Assessor’s Office does not determine the amount of taxes you pay. The Tax Assessor’s Office/Board of Assessors’ role is to determine each property’s fair market value.

Your taxes are determined by the mileage rate set by each municipality, the County School Board, and the Board of Commissioners to provide income to meet their respective budget projections.
