19 E. Main St., Brocton, which is now the location of Morse Funeral Home, was an ice cream parlor before.
A Buffalo hospital has officially purchased property where a new hospital is scheduled to be built in Fredonia.
The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from May 7-12.
During this time period, 412 Main Street, LLC sold 412 Main St., Fredonia to Kaleida Health of Buffalo for $733,000. The property is 30 acres of land.
412 Main St., LLC bought the parcel in 2023 for $720,000. That LLC is owned by Brooks Hospital. With this transaction Brooks Hospital has officially sold the property to Kaleida Health.
In 2024, Gov. Kathy Hochul announced an agreement with Kaleida Health and Brooks-TLC Health Systems to build a new hospital in Fredonia, with the state kicking in $74 million.

The hospital plans are still being reviewed by Fredonia officials.
In a separate sale, Joseph Irons sold 125 W. Main St., Sherman to 125 W. Main St NY, LLC of Albany for $69,000. This was the location of Irons Agency Insurance, which is no longer operating at that location.
Also during this time, KBH Property, LLC of Brocton sold 19 E. Main St., Brocton to Daniel and Bette Distasio for $160,000. This was the location of an ice cream parlor called Sweet Creams and is now the location of Morse Funeral Home. The move was reported in the OBSERVER in late May and took effect June 1.
There was one sale that was seven figures. Bedford Property Consultants, LLC of Westfield sold 4882 Potter Road, Chautauqua town to Chautauqua Heights Manor, LLC of Jamestown for $1.1 million. Chautauqua Heights Manor is a large estate and historic Inn that offers luxury accommodations. On Facebook, Chautauqua Heights Manor posted that this spring it had sold off its cottage and 11 acres of the manor and that the cottage would be available as a vacation rental.
Including the sales previously mentioned, from May 7-12 there were six sales that were $250,000 or higher. The remaining top sales are as follows:
– 2714 Shadyside Road, Mina sold for $775,000.
– 4437 Chautauqua-Stedman Road, Chautauqua town sold for $439,000.
– 6322 Route 5, Portland sold for $352,000.
– 2567 Palm Road, Ellicott sold for $276,000.
