WAUWATOSA, Wis. — After significant community pushback, Milwaukee developer Three Leaf Partners returned from the drawing board with new designs for a 153-unit apartment complex in Wauwatosa. It’s one of several developments in the pipeline just east of Milwaukee.
Three Leaf Partners will return to the board with plans for a three-story apartment building with a mix of studio to three-bedroom apartments at 7474 Harwood Avenue, which is currently home to the St. Bernard Congregation and the former Wauwatosa Catholic School. The Design Review Board on Thursday will look at the revised designs.
The board rejected Three Leaf’s first designs on April 18. More than 100 residents attended the meeting, and most spoke out against the project.
The project site shares space with the public Wauwatosa Pocket Park, and the developer removed a wall on the south end of the complex and extended a plaza with the existing community space.
Milwaukee-based Korb + Associates Architects provided architectural design services for the project.
Three Leaf Partners’ proposal is within walking distance of two other proposals, among other Wauwatosa developments either under construction or on track for groundbreaking.
Harlow & Hem
Mandel Group reintroduced plans for a five-story, 157-unit apartment complex at several parcels on Blanchard Street, after proposing a similar development years ago. The CDA held Harlow & Hem on April 4, but approved Mandel to move forward at a meeting on April 23, said Phil Aiello of Mandel Group. Since that time, the Plan Commission approved the certified survey map, zoning amendment and preliminary planned unit development.
The Design Review Board provided feedback on the architecture and site plan on May 16. Mandel expects to return to the board later in June and will seek final planned unit development approval.
7746 Menomonee River Parkway
7746 MRP, LLC, an affiliate of Galbraith Carnahan Architects, is leading a redevelopment for three townhomes in Wauwatosa Village. The Community Development Authority negotiated an agreement with the developer and will close on the sale of the property in June, according to a development map.
Former Boston Store redevelopment
Barrett Lo Visionary Development and Brookfield Properties are pushing for more than 900 market-rate apartments and retail space in three buildings over 10 years at the former Boston Store at Mayfair Mall. According to the city’s development map, Wauwatosa is finalizing the developer’s agreement with the property manager. More detailed plans will go to the Design Review Board this year.
Foundry multifamily development
In 2023, Wingspan Development Group, doing business as Foundry, was approved by the Common Council for a 289-unit project on Burleigh Street. The development is seeking building and site plan approval, according to the development map.
MSP Real Estate workforce housing
West Allis-based MSP Real Estate is building an 80-unit affordable housing project near the Mayfair Complex, the development map showed. Most units will be available to those earning up to 60% of Milwaukee County’s median household income.
